Booking conditions for cottages

Charges
A handling charge of EUR 20 will be debited when accommodation is booked. An amendment charge of EUR 10 will be debited per booking and amendment. Voluntary cancellation insurance can be purchased at the time of booking. This costs EUR 20 per cottage.

Cancellation insurance
You can protect yourself from cancellation costs if you purchase voluntary cancellation insurance (SEK 200 per cottage) which gives you the right to cancel your rented accommodation up to and including the day before arrival if the following circumstances apply:
a) death, illness or a serious accident, which afflicts you, your husband/wife, partner, family or fellow passenger.
b) armed forces or civil defence conscription
c) any other serious incident that is beyond your control, that you could not have foreseen when you made the booking and which has implied that it is not reasonable to insist that you are bound to your booking, e.g. extensive fire or flooding in your home.

You must be able to prove your circumstances by submitting the original copy of a certificate from e.g. a doctor, public authority or insurance company. The original copy of the certificate must be sent to us as soon as possible and latest one week after the day of cancellation. When a cancellation is made, the charge for cancellation insurance is not refunded.

General rules regarding cottage rentals
These general rules apply for the rental agreement that is drawn up between the tenant and the property owner through Eckerö Linjen. This means that Ålandsresor only serves as an agent and the company is only responsible for its own handling of the matter.

Ordering and payment
The order is binding once the registration charge has been paid – latest on the specified day of payment, two weeks after the time of booking. The registration charge is 20 % of the price of the booking, or at least EUR 70. The remaining amount must be paid latest 40 days before departure. If the order is made 40 days or less before departure, the entire amount must be paid at the time of booking. We reserve the right to cancel your booking if payment is not made. In addition to the rent for the cottage, we will debit a handling charge of SEK 120/booking. Always use you booking number when you contact us.

Price amendments
If there are any amendments to taxes and general charges or exchange rates that have a direct impact on the rental sector after the rental agreement has become binding for the parties but before the date of access, the agent has the right to make corresponding adjustments to the amount of rent.

Cancellation conditions
Cancellations must be made either by emailing privatresor@eckerolinjen.se or by calling 018-28040.

Free cancellation up until 4 weeks before arrival when a cottage is booked for more than 4 days.*
Free cancellation up until 2 weeks before arrival when a cottage is booked for 1–3 days.*

Any payments made will be reimbursed after deductions are made for the SEK 120 handling charge and, if applicable, the SEK 200 charge for cancellation insurance. If you cancel later than within the above-mentioned periods and if you have purchased cancellation insurance, you must provide evidence of why you cannot travel by presenting the original copy of a certificate from e.g. a doctor, public authority or insurance company. The certificate must be sent to us as soon as possible and latest one week after the day of cancellation.
*) The following cottages have different cancellation rules, as stated below:
Norrö stugor
Villa Kommodor

If you have purchased cancellation insurance and cancel later than 40 days prior to travel, you must provide evidence of why you cannot travel by presenting the original copy of a certificate from e.g. a doctor, public authority or insurance company. The certificate must be sent to us as soon as possible and latest one week after the day of cancellation. If you cancel before making advance payment, there will be no cancellation charge. If you cancel after having paid registration charges, but earlier than 40 days before arrival, Ålandsresor will retain EUR 50 as a cancellation charge. If you cancel later than 40 days before arrival, you will be debited 100 % of the rent unless the cottage is being rented out to another guest. A handling charge of EUR 10 will always be debited.

Amendment of the rented accommodation
In the event of circumstances over which the agent has no control, and if approval is given by the tenant, the agent can change the rented accommodation to a cottage of a similar type, value and location.

Rental period
The rental period is stated in your rental contract. The rental period normally starts at 15.00 on the day of arrival and ends at 12.00 on the day of departure. This means that if you wish to arrive earlier or leave the cottage later, you must book and pay for an extra day. NB! The tenant must notify the host in good time about his/her arrival time at the cottage and agree on where to meet up and so on.

Who is a tenant?
The number of people (including children) must not exceed the number of people stated in the catalogue/on the website and in the rental contract unless approval has been given by the host. Dogs, cats and other pets are only permitted in certain cottages. Smoking is forbidden in certain cottages. Information about each cottage is provided in the cottage description. Do not forget that the customs authority requires a veterinary certificate. Special regulations for Swedish pets. Contact a vet in good time before departure (about 5-6 months in advance).

Tenant responsibilities
The tenant undertakes to adhere to the rules of order, instructions and regulations that apply for the rented accommodation. The tenant undertakes to compensate any damage to the property, its surroundings or contents. NB! It is not permitted to camp by the cottages.

Cleaning
The tenant is responsible for cleaning during the rental period and before leaving the property. If the cottage has not been properly cleaned and must be done by the host, the tenant will be debited a charge which will be exacted even after the tenant has left. For some of the cottages, it is possible to order and purchase end-of-stay cleaning.

Complaints
Any complaints must be put forward direct to the property owner, or to the owner’s agent, as soon as any fault or deficiency has been detected. If the problem is not rectified, Eckerö Linjen must be informed immediately. Providing the tenant has followed the procedure stated above and the problem has not been rectified, claims for compensation can be made to Eckerö Linjen up to 21 days after the end of the rental period. This must be done in writing. If the customer and the property owner/agent cannot reach an agreement, the customer can refer the National Board for Consumer Disputes (ARN) in Stockholm.

Force majeure
In the event of force majeure (disaster, strike, riot, fire, acts of war or similar), Eckerö Linjen can annul the rental agreement in which case the tenant shall be informed immediately and any charges that have been paid will be refunded without deduction. No additional compensation will be paid out.

Travel guarantee

Ålandsreor (Eckerö Linjen Ab, Finland, Filial, corp. reg. no. 516403-8837) has lodged the statutory travel guarantee with the Legal, Financial and Administrative Services Agency (Kammarkollegiet).

Important information about travel guarantees

A travel guarantee is a form of economic protection for travellers when a tour is cancelled or interrupted. The traveller can then apply for compensation through the travel guarantee. The travel guarantee act applies for:

Package tours
A package tour is travel arrangements consisting of transport and accommodation or either of those services in combination with a tourist service such as rental car, theatre tickets or admission to a sports event. A package tour must be longer than 24 hours or include an overnight stay. A package tour is sold either at an all-in price or at separate prices that are linked to each other. There must be a travel guarantee for all package tours irrespective of whether they are sold to individuals or companies.

The Travel Guarantees Act also applies to the following tours if they are purchased by individuals:

Tours that resemble a package tour
The travel guarantee applies for people who buy tours that resemble package tours, that is, tours that consist of separate transport and accommodation services which together bear a substantial resemblance to a package tour. The combination of services should resemble a natural unit.

The selling of seat tickets
A person who has only purchased a ticket for transport can also be compensated via the travel guarantee if the transport takes place together with a package tour, e.g. on a charter plane or a bus. However, a person who has bought a regular ticket is not protected by the travel guarantee.

Educational travel
A person who has bought a tour consisting of transport and an educational visit involving accommodation with a host family can be compensated via the travel guarantee. This applies even if the accommodation is free of charge.

An application for compensation must have been submitted to the Travel Guarantees Board latest three months after the trip has been cancelled, interrupted or not taken place for some other reason.
